恼人的Easement问题，请指教！ 家有小马哥2022-05-31 17:22:28

又来麻烦大伙儿了，请各位大侠指点一下。

我们的自住屋（南湾）, single family，但有HOA。我家的房子在一个long ramp的最里面，还有两户其他屋主需要用这个ramp回家。这个ramp在我家的parcel map里面 （on deed, as part of the lot sq footage)。我们在long ramp的最里面停了两台车（见下图，圈圈）。最近一台车经常不在家，邻居开始停（不是和我们公用车道的两户）。我给那个邻居车窗留了条。以前如果有人停，我也贴条，所以还算相安无事。但最近这次贴了之后，今天收到HOA的信，如下：

“please be advised that parking in the open spaces at the end of the shared driveway adjacent to your home is available to residents in the community on a first-come, first -serve basis. This is the case at various locations throughout the community, even when the open parking spaces are located entirely on the lot of an individual owner“

我的问题是 –

1. 我在哪里能找到跟我的房子相关的easement definition. 我现在翻到当年的title insurance里提到easement is “the right of someone else to use the Land for a special purpose”. 但没有更多的definition.
2. HOA真的有权利决定我的地可以由不享用easement的邻居停车吗？像信上说的那样？
