我这个房子的fireplace 自打买了就没用过。2019年，房客要求能够使用fireplace. They are willing to pay higher rent for this.  我们就请了几家fireplace contractor.  要求就是provide proposal to bring the fireplace to safe working condition.  几家都建议fireplace chimney needs new liner.  各种比较后选了一家签了以下合同安装new heatshield flue liner ($3,185)。 合同明确说明 they are providing limited lifetime warranty on material and lifetime warranty on workmanship. 我们也在合同上用手写了“ the contractor shall guarantee the fireplace is fully functional after completion of project”. 结果去年房客通知我fireplace 不好用，很多烟。 他们请人做了level 1 检查。检查报告给出很多问题，但主要是liner 要重装。我赶紧专业检查公司做了level 2检查。结论基本一致， fireplace needs new liner.  联系了最早的那家安装公司。他们owner 去做了检查，口头上告诉房客， fireplace is safe for use. No worry.  但我们要他出具writen confirmation. 他不理睬。几次交涉了回一个email 说他们做了该做的工作，建议以后定期检查。但不说是不是safe to use.  房客不放心。他们花钱又请人做了level 2 检查。这次检查比较仔细。我也和检查的人聊了一下。基本就是那家公司确实做了liner, 但大概在chimney 其中的一段，有严重的crack and hole, they are not supposed to apply headshield liner there.  I need a different type of new liner.   Proposal for metal liner is about $9000.  我们4月份renew lease, 房客要求减少每个月房租减少$250。 我们签了renewal lease.  Before fireplace problem fixed, the rent is $3200, after, then $3450.  这个从4月份开始。  我再次联系了最早那家公司。他们已经不回邮件了。现在问题是.

1. 合同是我的别名 （但last name 是对的）。不是我official 名字。但地址是对的。这种情况我可以告他们吗？我们离房子大概 2小时车程。有没有律师愿意接这种案子。应该联系什么样的律师。
2.  可以要求refund all  project cost of 3185刀吗。不行应该多少。
3. 可以要求lost of rent 吗
4. 还有什么其他的费用可以要求补偿。比如说我两次的inspection 费用。大概600 刀。
