刚入手的fourplex,第一天租客就打电话来说马桶堵了,而且这个租客还是seller的handyman,seller提前一年支付了他未来一年的租金过户。我问他是否用plunger试过,他说自己都试过snake了,不管用,可能是main line堵了。我说马上找plumber, 他十分钟不到又打电话来催。我说,已经找了好几个正在等答复;他说他介绍一个公司,以前一直用,可以马上来。我回答,好啊,我给他们打电话。
半小时后,plumber来了,我过去了(正好拿所有units的钥匙),说我想进去看看。他说,不行,他们没换衣服还穿睡衣。正好plumber出来了,我和他聊了几句,说马桶太旧了;他想把马桶抬起来看看下面main line是否堵还是马桶堵。我说,好,你负责修好就行。
在回去路上,电话又打来,说plumber走了,告诉需要换马桶,但是今天没空了。我一看才四点啊!马上给plumber电话,他说我再约明天换马桶,今天先交195. 明天还是按时间收费,165/小时。我说你怎么不一次修好?他说他今天snake通了bath sink,检查出了原因是马桶太久。至于换马桶是另外一回事,今天他必须5点准时下班。我只好付了195.
租客又打电话来了,说他们没法用马桶,请我们马上修。我说你不是handyman吗,我请你修可以付钱。他说,我老了,背不行了。我又问他今天plumber到底修了什么,他说其实有两个问题,一个是bath sink不通,一个是toilet clog。我说你开始只跟我说toilet问题啊。anyway,只好又赶紧找到一个handyman,明天可以来换马桶,人工费200. 租客连声感谢。
问题:这个handyman租客在这个unit住了17年了,一直是seller给他免费住。现在刚过户就找我修马桶,还不让我进去看。是否有猫腻?我猜他可能不好意思麻烦前雇主seller修所以拖到现在?现在这事我给他修了,是否需要给他发个text message,告诉他让他知道我也不是傻瓜,要不他以后不停找我麻烦?草拟了下面的信,请问应该发吗?第一次碰到这么麻烦又非常push的租客,没经验。多谢了!

However, I do want to let you know that I was rather surprised about the incident today. As you mentioned, you had lived in this unit for 17 years and served as the handyman and property manager for the previous owner, therefore, I am surprised that this old toilet issue was not fixed before and all of these happened on my first day as your landlord. While I am happy to take care of the landlord's responsibilities of making sure that the apartment is habitable and safe, I do expect the tenants to take care of their responsibilities as required by law, including but are not limited to properly maintaining and operating all plumbing and electric fixtures and fixing anything due to tenant's misuse.
