我起草了是这个：

Lessee will at all times keep and maintain the leased premises and all equipment and fixtures therein or used therewith repaired, whole and of the same kind, quality and description and in such good repair, order and condition as the same are at the beginning of, or may be put in during the term or any extension or renewal thereof, reasonable wear and tear and damage by unavoidable casualty only excepted.

 

租客看了，要求改成：

Lessor will at all times keep and maintain the leased premises and all equipment and fixtures therein or used therewith repaired, whole and of the same kind, quality and description and in such good repair, order and condition as the same are at the beginning of, or may be put in during the term or any extension or renewal thereof including reasonable wear and tear and damage by unavoidable casualty.

 

因为一般东西坏了都是房东修。请问大家是要改成租客要求的这样吗？

你这是commercial or residential?前者随便，后者有州standard出租法，不是想起草就能起的.

如不按州和当地的法律自己定条款，residential的话即使写在lease里面也是无效的。

在没有门的墙壁上画道门，看起来或感觉上就有门了。真有一天过此门时，才知道行不通。不过，画道门是不错的想法。

去找个州里的lease template, 直接往里填，比自己起草安全多了

就是说我需要改成Lessor will at all time ......?

这句话是对的，也是笼统的。比如，房顶漏了，空调坏了，甚至洗碗机不工作了，你说是房客没有维护好造成的，它就行不通。

查了一下，没有统一的template

但是看到有的回帖又说要改成Lessor

花30块钱能穷死你啊？

是啊。即使是plumbing堵了，房东还得先通，然后再去找证据证明是否是房客没有维护好造成的。

Haha, 是啊，被疫情搞穷了，还真不知道可以花钱买这些条款，我去试试，谢谢哦
