When you call for reference from previous landlords try call at least two landlords. I have an applicant from middle east. I called the current landlord. He said all beautiful things about her and her children. Then I called the previous landlord. He told me how much damage she and her kids caused and she also knows tenant law really well. They were in court. The previouls landlord lost $60K. They made the renter win the case because she is a single mother with 5 kids.
So basically never rent to someone who wants to move in immediately or within the next week. Good tenant usually plan move in time well.
Lastly, I ran into a few cheaters on the Chinese website. So becareful when your listing is on 51.ca
