房客说楼梯是正常wear and tear, 不愿意付钱修理。。。请问我咋说服他呢 EMNC12022-05-18 02:28:29

前几天在坛子里请教过，因为房客要求修损坏的楼梯，我觉得是他家狗狗刨坏的，也听了大家的建议，想他们自己修，但是今天男房客说是normal wear and tear:

晕，你这个怎么看也不像是狗挠的。想不想修可以，但是应该是正常损耗。

如果想立规矩，那就不修，这并不影响使用没有安全隐患一说。他们想美观就让他们自己修

既然搬进来之前没有照片，你就没法证明是租客的狗弄的，那当然是房东的责任，不过你可以哭穷

买个runner,这个e mail没啥过分要求呀

Sander打磨一下上色刷漆，请handyman 32,3百也许能做下来？几个月之内再有损坏那就是狗弄的...

买一套十几个stair的stair tread ，几十块。

小事情 让一下 色厉心慈 告诉他们：我很生气 但是我给你们修好直到你们满意

这显然不是正常损耗， 超出normal wearing & tearing.边上都有狗刨的一条条印子。正常损耗，别的楼梯

谢谢各位。不是说修这个多少钱的事，东西其实我都已经买了，只是觉得这个不像正常的wear and tear.不太想开先例

如果租客还行，我会选择修with condition，如果发生类似损坏了那就付我一半的维修费，这次的。下次维修要求自理。
